Kali Townhomes isn’t just another development project—it’s personal. I named it after my daughter. Just like Valentina Estates, which honors my mother, and MarKee Townhomes, named after my wife and oldest daughter, every project I build is a reflection of family, legacy, and love. I’m not just building houses—I’m creating communities that mean something.


Getting Kali Townhomes to the framing stage hasn’t been easy. One of the biggest challenges came early, navigating the financing side. Working with our hard money lender required us to front-load the project with $137,000 of our own capital before we could even access a construction draw. That meant draining our liquidity just to break ground—but we made it happen. We’ll recover it through the deal, but it definitely made the start more difficult than expected.

Then came a curveball from the city. Normally, one to four units falls under residential zoning, but in Chattanooga, our four-unit project was classified as commercial. That classification triggered an unexpected step—we poured the slab before calling for the required inspection. As a result, we had to bring in a structural engineer to verify everything was done properly. That process set us back about three to four weeks. It was frustrating, but we handled it like professionals and kept pushing forward.

We also made a key design decision to maximize value. Originally, the plans called for two-bedroom, two-and-a-half-bath units with garages. I chose to remove the garages and convert that space into a third bedroom and full bathroom. Now we’ve got three-bedroom, three-bath townhomes—no garage, but functional parking pads and significantly more living space. That upgrade not only improved the layout but also increased the appraised value, making the project stronger financially.

Kali Townhomes is designed for first-time homebuyers—singles, couples, or small families looking for a quality home with modern design and thoughtful details. We’re bringing new construction to market at a price point below Chattanooga’s average home sales price. The current city average is around $340,000, and our townhomes appraised at $308,000. That gives buyers the opportunity to purchase something brand new, at a more accessible price point.

On top of that, we’re working exclusively with preferred lenders who provide programs and incentives—things like zero-downs options, rate assistance, and flexible financing tools to make ownership more achievable.

This project is more than just numbers. It’s about building equity, creating pathways to ownership, and making sure the people I serve have access to quality housing in communities that matter. That’s the energy behind Kali Townhomes.
