A new “agrihood” mixed-use development is being planned for 220 acres in East Chattanooga, blending rural agriculture with residential living to create a unique community experience. The concept of an agrihood integrates farms, gardens, and green spaces into the fabric of neighborhoods, allowing residents to enjoy a rural atmosphere while having access to locally grown food right in their backyard.

Kyle Jacobson, the landscape architect for the project, noted that the land’s steep slopes will require a phased approach to development. The project will be built in stages to address site challenges and ensure sustainable growth.

“We’re working with Miken Development to rezone this property from its current R-1, R-2, and C-2 zoning to a CMU-1 zoning designation,” said Jacobson. “This rezoning request is in response to the community’s feedback. Through three public meetings, we heard a strong desire for more neighborhood-scale commercial spaces and a diverse mix of housing options. The vision for this project is to create a vibrant community that serves the needs of East Chattanooga.”

The proposed site is located at the intersection of Leeann Circle, Doolittle Street, and Garner Road. Due to the size of the site and its topography, the development will be organized into distinct “nodes” of residential and commercial spaces. These nodes will allow for a blend of housing types and neighborhood-scale businesses, creating an integrated, walkable community. The development will unfold in multiple phases, with each phase built out as market conditions evolve.

The developer behind the “Doolittle Farms” project is Michael Kenner of Nashville. The proposal will go before the Chattanooga Planning Commission in December for review and approval.
